What are your fees?

Two fees, ever. A $500 flat tenant placement fee covers marketing, showings, screening, and lease signing - one-time per tenant. Then 8% of monthly rent covers everything ongoing: rent collection, maintenance coordination, inventory runs, preventive maintenance oversight, lease renewals, and monthly reporting. The only additional costs are actual repair invoices — which we handle for you at exact contractor cost, no markup — and eviction legal fees if required.

Do I need a long-term contract?

No. We start without one. We earn the long-term relationship by doing the job right.

What if my property is vacant right now?

No property, no fee. We only charge the management fee when you have a paying tenant.

Do you work with out-of-state owners?

Yes - a large part of our clients live outside Florida. We handle everything locally so you don't have to.

Do you speak Hebrew or Spanish?

Yes. Shahaf, our founder, is fluent in English, Hebrew, and Spanish. If you prefer to work in Hebrew or Spanish, that's how we'll work.
